Eldoret is today ranked among the fastest growing towns in Kenya and also the fifth most populated urban center.

Elgon View

Kimumu

Located along the Eldoret-Iten road, about a 15-minute drive from the Eldoret CBD, Kimumu is an estate good for commercial houses.

A 1/8 acre piece of land costs between Ksh1 million to 2.5 million.

Roadblock

This is another estate that is good for setting up rental houses as well as commercial buildings.

Illula

Currently, Illula is a sparsely populated estate which is a hot cake for the middle class - many of who are looking for land to buy so that they can build their own houses.

Kapseret

With the coming up of a multi-billion Eldoret bypass project, land value around Kapseret estate towards Kipkaren has appreciated.


The area is now among the most expensive to buy land as currently, an acre piece of land which is near a tarmac costs around Ksh10 million.

Annex

This is an estate whose land value is already mature and it is likely that you may not get returns unless you are buying land for your own home.

1/4 acre piece of land in Annex costs up to Ksh1.7 million, depending on its proximity to the tarmacked road.

Kiplombe

With several new roads coming up around Kiplombe estate, land value has started to rise, especially the anticipation of the Eastern bypass.

The land around this area is still available in plenty with an acre going for up to Ksh6 million.

Kapsoya

Kapsoya remains among the well-planned estates in Eldoret and a 1/8 acre costs around Ksh2 million.
