This article focuses more on estates around Eldoret town where those living in are purely middle class.

Perhaps you might be asking who the middle class are. According to the Economic survey 2017 by the Kenya National Bureau of Statistics, the lower-income group comprises households with a monthly income of Kshs 23,670 and below; while middle-income group comprises households with incomes ranging between Kshs 23,671 and Kshs 119,999.


Racecourse

This is an estate located along Eldoret-Kapsabet road past Eldoret ASK Show.

Racecourse Estate is not well planned and many of those who live in the houses are purely middle class. The estate extends up to Mariot area.

Kapsoya

Kapsoya is among the well-planned estates in Eldoret town – largely due to the fact that it was a trial by the then Eldoret Municipality to create an excellent estate – which they almost succeeded.


The estate has good access roads, most of them tarmacked, but the only negative thing about it is that land size is very small – 1/16.

Kidiwa

Most of the land in Kidiwa estate belongs to the county government of Uasin Gishu. A majority of houses in this estate are kind of old – ripe to be demolished and modern ones set up.


Mwanzo

Mwanzo estate neighbours Kidiwa and is also home to the middle class. The estate is well planned, has many residential houses for renting and a lot of shops and other self-service facilities – making it self-sustaining.

Kapseret

This is the farthest estate from Eldoret town along the Eldoret-Kapsabet road. It is however near to the Eldoret International Airport.

Despite being near an airport, Kapseret is not an ideal estate for residential houses. Many of the residents in the area are not yet occupied – so as a real estate developer, perhaps think twice before starting to construct a residential house.

Chepkanga

Located about 11 kilometres from Eldoret CBD along Eldoret-Iten road, Chepkanga is another estate where the middle class live.

Most of those living in Chepkanga are homeowners.
