It is no longer a secret that Eldoret town is growing fast – in all aspects for that matter – from population to infrastructure and even business opportunities for investors.

This article will be taking you through some of the core
estates in Eldoret town. The estates are so many, over 20, so we will be going
through them in two parts.
We already covered the aspect of where the rich live inEldoret and in this article, we focus on estates that are home to both low and
middle class.
Langas
This is arguably the largest residential estate in Eldoret
town and it keeps expanding towards Yamumbi by day as the population rises and
demand for housing also shoots up.
Worth noting about Langas estate is that it has no
individual title deed. The title was under the ownership on one individual and
currently, a majority of landowners in the estate only have letters of
allotment.
After a court ruled in favour of the original landowner – asking the government to compensate him with Sh4.5 billion – it is likely that once compensation is paid, title deeds will start being issued.
Many know Langas as an estate for the low-income earners but
in the recent past, we have seen the emergence of modern rental houses that have
attracted the middle class.
Hill School
It is an estate named after Hill School – both primary and
secondary – which is around it. This estate located along Eldoret-Kapsabet road
is divided into two – we have the area where houses are for the low-income earners
and the other side with better housing for the middle class.
Kamukunji
A majority of those living in Kamukunji are low-income
earners. With the recent infrastructural development in the estate – thanks to
World Bank project, there are a few modern houses coming up, hence attracting
the lower middle class.
The only challenge that is still facing Kamukuni estate is the high rate of illicit alcohol.
Munyaka
Originally, Munyaka was highly populated with the low class
tenants but just like Kamukunji, improved road network following World Bank
project targeting informal settlements have transformed it into an ideal estate
for the middle class, although three are still houses for the low income
earning locals.
Munyaka is surrounded with a number of mushrooming estates
like Chebarus, Bahati and Koffi Anann, all of which have houses for both
classes.
Sukunanga
This is an estate located along Eldoret-Nakuru highway just
after passing Sosiani River if driving from Eldoret CBD. The estate is also
behind the Toyota Showroom.
With a majority of those living in the estate mostly
students or workers of a local timber factory, Sukunanga has attracted investments
on low-cost houses, though with the growing demand for houses, structures
targeting the middle class have been coming up.
Kipkaren
Kipkaren is one estate with a huge potential for growth but it has remained stagnant. The estate has housing facilities able to offer services to both low and middle class.
Other estates that are home for both the middle class and low
class include Shauri as well as Huruma, Kahoya and Maili 4 which will be
covered in the next article that will focus on areas ideal for rental houses in
Eldoret.
