Land search is one of the most integral parts in the whole process of acquiring a piece of land or plot that you are looking for.

It is through this process that you will be able to know among others; the genuine owner of the land, location and history of ownership, among others.

So what do you need to do a successful land search? 

With the modern era of the internet, you can do a land search at the comfort of your home or workplace, provided you have access to a laptop/computer and the internet. 

You will also need to have a land registry title number of the parcel you have identified as the one you want to purchase.

So you have your laptop, internet and land registry title number, what next? 

-        Go to your eCitizen account and click on Ministry of Land, Housing and Urban Development

-         You will find a place where you can type the land registry number for the land you are searching for

-         A prompt to pay for the services with appear (payment can be done using a credit card, debit card, bank transfer or Mpesa)

-         Once your payment is confirmed (it is usually Ksh1,000), you will be allowed to print the search result which can always be accessed anytime you log in to your account. 

What are details contained in the land search result?

 

In the land search result that you can print out, some of the main details you will find are:

o   History of ownership – this will enable you to know whether the land is owned by a company, individual or jointly by more than one individuals/entities.

o   Property Location

o   Property clearance status – the search result will give an answer of this most asked question by landowners and potential buyers ‘How do I know if my property is cleared or not? 

Now you are good to go, you have all the information you wanted to know about the parcel of land you want to buy, it’s up to you to make a final decision on whether it is the right one or not.

 

Here is a summary of how to do online land search in Kenya 

·         Log onto the e-citizen portal and sign up

·    Click on Ministry of Land, Housing & Urban Development link and choose the land search option

·         Enter the title number and fill the online land search form Kenya and submit

·         Confirm the details and proceed to pay using the available payment method which can be a debit card, credit card, M-Pesa, or bank transfers.

·         Once the payment is confirmed, the applicant can proceed to print the results, and if you choose not to, the information will always be available on the portal anytime you log in.
