WHAT EVERY PROPERTY BUYER SHOULD LOOK OUT FOR DURING SITE VISIT IN KENYA

It is of great importance for any property investor to carry out site visit before deciding whether or not to purchase the property. Being confident that the property (land) is a good match with what you are looking for, is the key in making successful purchase of whatever kind of property you would like to own. Here are some of the things pay attention to during site visits:

Proximity of social utilities/ Public utilities.

During site visits, pay attention to the closeness of the available social utilities such as water source and electricity. As much as the map indicates that all these are available, it is very important to go and confirm on your own. Find out whether you’ll face any setbacks in getting electricity or water in your home.

Confirm whether the property is a freehold property or a leasehold property.

Ensure that during site visit, the property owner has to confirm whether the property is a freehold or a leasehold. What is the difference between a freehold property and a leasehold property? A freehold property is that which is owned perpetually. On the contrary, a leasehold property, just as its name suggests, is a property which is leased for a given period of time :it could be for some months or even years) and can be renewed when the lease expires.

Neighborhood amenities.

Neighborhood amenities will help you in measuring the land potentiality. For instance; the cost of any property is affected by the availability of the facilities such as medical facilities, shopping centers, schools and other human basic needs. Are there hotels and restaurant? What of malls and gym? All these amenities will for sure help you visualize the property's value appreciation in the next 5 years to come.

Property’s location in terms of transport linkages.

Is the property located in the high-level area of infrastructure? or is it located adjacent to the area of intensive activities such as factories or industries? Transport linkages like good road networks, railway lines and even airports are of great importance since they govern mobility and ease of movement to and from the area.

Some of the desired transportation attributes of any area include; well defined hierarchy of roads, efficient public transportation and absence of congestion. Easy access and proximity to public transport such as “matatus” is an added advantage for you as a property buyer of that place.

Soil type.

Find out if the soil type is suitable for either farming or construction purposes. In future, this will help you know how you can utilize the land. Are you going to construct structures on the land or are you going to cultivate it? Paying site visit will give you a clear picture of what you'd really what to do with the land.

Therefore, we can conclude by saying indeed site visits are important to a property buyer since they help you gauge the value of land and confirm the existence of the property in question. How Women Can Protect Their Property Rights After Marriage

They say property has no gender, but history shows a different reality, where property ownership has favoured men. This inequality is still evident, especially when it comes to inheritance after the death of a spouse.  Even though Kenya’s 2010 Constitution guarantees equal rights for men and women, many women still struggle to secure their rights to property. So, how can women make sure their rights are respected after marriage? Baoriat Agencies explains six key ways to ensure fair property distribution in case of death or separation. 1. Registering Jointly Owned Property  When a couple buys property together, it’s important to register it under both names. This guarantees that the other automatically inherits the property if one partner dies. Make sure both names are clearly listed on the title deed as co-owners. 2.
