EFFECTS OF COVID 19 ON PROPERTY IN UASIN GISHU COUNTY.

Due to the COVID 19 Pandemic in Kenya, the Government  and the Ministry of Health has put in place various directives such as; social distancing directives, travel restrictions, curfews and lock downs in some counties. This has directly affected the different property sectors. As a matter of fact, the Pandemic has greatly hit down Hospitality sector in Uasin Gishu County. Other property sectors that have been affected in this county are; Residential sector, office sector, retail sector and lastly, construction sector.

Hospitality sector.

Occupancy of Hotels  have dropped drastically forcing the temporary  closure of some hotels in Uasin Gishu county.  This has been a very big blow not only to the Hotel owners but also to the employers of those hotels since most of them lost their jobs consequently. For those hotels which remained opened have currently been experiencing a big loss since the numbers of customers visiting the hotel has dramatically declined.


Significantly, the government directive barring public and social gatherings and the closure of bars and pubs has affected recreational spaces too. Some workers from these industries have been laid off while others have been sent for unpaid leave until further notice.

Construction sector.


Delays of construction materials, supply chain and labor shortage has attributed to late completion of projects. This is as a result of the safety measures put across by the ministry of health in regard to travelling restrictions hence taking a lot of time ensuring they are adhered to.

Office sector.


A large percentage of offices have remained closed. Some employers advised their employees to work from home or have minimal staff on rotation because of the social distancing directive.Also, there has been an increasing trend of landlords and tenants negotiating flexible payment plans where possible, as cash flow is greatly affected currently.

Retail sector.


A substantial slowdown of various businesses within retail centers due to social distance and curfew directives engineered by the government has also been witnessed within the county. Most people have developed a fear of contracting this deadly disease hence opting for online shopping and delivery services offered by Jumia, Kilimall, just to mention a few. As a result, online shopping sector has increased steadily.


 Generally, COVID 19 pandemic has brought about undesirable effects on Property market within Uasin Gishu County and the country at large. The market is expected to experience a slow recovery post COVID-19 as uptake will be subdued due to depressed income levels and changed priorities by prospective investors.
