1. Does the land exist?

This is the first important thing that you need to establish. The best way to confirm that the land really exists is by physically visiting it. The trick here is never to believe in photos, always insist on a physical site visit.

Aside from the site visit, do a land search for that piece of land that will among others let you know the real owners and its actual location.

2. What's planted in the land

When looking for agricultural land, always establish the kind of crops that they land you intend to purchase is currently being planted.

3. Is the person selling the land the owner

I'm sure you have heard of people buying land from individuals who are not the actual owners -basically buying air. A land search will help tell whether the person selling the land is the actual owner or not.

4. Is the land attached to a bank?

This is a critical question that you must always find an answer to. If you buy land attached to a bank that is, the owner used it to get a loan, and he/she is yet to clear the loan, you run the risk of ending up seeing the land auctioned to recover the loan.

Always ensure the land you purchase has no pending loans or any attachment with financial institutions.

5. Is there a dispute on the ownership of the land?

Never buy a land that has a dispute. It is as simple as that.

Buying land whose ownership is in a dispute is basically inviting trouble as you will be sucked into the dispute.

The bottom line here is that always carry out due diligence before executing a sale agreement, and before paying any money to purchase a piece of land.

It is also safe to involve a lawyer in the land purchase deal - he can come in handy to handle matters that might look ordinary - but would turn into a nightmare in the future.
