Road Projects Likely To Push Land Prices High In Uasin Gishu County

 

Uasin Gishu is among the top counties in Kenya that you should consider investing in – especially in buying land.

The county has rich agricultural land as well as a huge market base for real estate in Eldoret town – its capital which is ranked the fastest-growing urban centre in Kenya, and the fourth most populated after Nairobi, Mombasa, Ruiru and Nakuru.

Since the onset of devolution in 2013, Uasin Gishu has witnessed tremendous growth in several key areas, among them infrastructure, which has led to a rise in land prices.

We take you through some of the ongoing projects, and those that have already been completed which are likely to push higher the value of land in Uasin Gishu.

Eldoret Bypass

It is not the first time that we are mentioning the impact of the Sh6 billion Eldoret bypass on the value of the land. Already land around the bypass route has skyrocketed and once the project is complete, the prices will still rise.

The 32 kilometres bypass which starts at Cheplaskei, through Kapseret and ending at Maili Tisa is expected to be completed by December 2021.

Naiberi-Wounifer-Timboroa road

The tarmacking of this road has already been completed and it has helped open up most parts of Ainabkoi Sub County.

This road provides an alternative route for accessing Timboroa, for those in a hurry to beat the high traffic and many long distance tracks on the Eldoret-Nakuru highway.

Land price near the road – from Plateau, Waunifaer all the way to Drys Girls has skyrocketed.

Ziwa-Soy road

This is a key road that connects one side of Soy Sub County to the other – from the Eldoret-Ziwa road to the Eldoret-Ktale road.

The Ziwa-Soy road has been fully tarmacked, opening up the area for investment opportunities in the land sector.


Kao la Amani-Elgeyo boarder road

Already fully tarmacked, this road has contributed to the rise of land price in estates like Illula which is now attracting the middle-class who want to set up their own homes.

Hawaii-Kiplombe

Not yet fully tarmacked by has been touted as a route for the soon to be constructed Eastern bypass. Just like what happened to land value for areas bordering Eldoret bypass, land price around Hawaii and Kiplombe has already started to rise sharply because there are construction works ongoing n this land.

There are many other projects that have impacted the land price in Uasin Gishu like the newly finished tarmac road from Naiberi towards Moiben side among others.

If you are looking to invest in buying land, the trick here is to have your ears and eyes wide open. If you hear of see any major roadworks going on in any area, be sure to buy land around that place before the price hits a high.
