Cost of Buying Land in Eldoret, Kenya (Popular Estates/Areas)

 

Eldoret town is fast becoming a go-to place when it comes to investments in real estate.

The town is currently the fifth most populated urban area in Kenya, after Nairobi, Mombasa, Nakuru and Ruiru – making it among the top destinations to invest in.

Eldoret town is the capital of Uasin Gishu County and has a lot of room for expansion – another reason you should bring in your investment.

Annex

Located along the Eldoret-Nakuru highway, Annex is an estate considered a mature area where you are likely not to get returns on the land you buy here.

A 1/8 plot in this estate will cost you between Ksh1.5 million to Ksh2 million.

Kipkenyo

If you are looking for a place to call home within Eldoret town – then Kipkenyo estate is your best bet.

Land in this estate is relatively cheap compared to other areas as a 1/8 plot goes for between Ksh550,000 to Ksh1 million.

¼ plot will cost you between Ksh800,000 to Ksh1.6 million in Kipkenyo.

Kipkorgot

Located about 7 kilometres from Eldoret CBD, Kipkorgot is ideal for putting up a home although residentials will also work because of the Rift Valley Technical Training Institute (RVTTI) located near it.

A 1/8 is valued at between Ksh1 million to Ksh1.5 million.

Illula

It is an estate that is a bit far from the Eldoret CBD – about 8-12 kilometres. Illula is a sparsely populated area and has attracted the middle class in society.

The area is witnessing developments of late, thanks to the Eldoret-Elgeyo Boarder tarmac road that was constructed about 2 years ago.

1/8 plots in this estate go for between 1 million and Ksh1.8 million.

Kapseret – Airport

Kapseret towards Eldoret international airport is an area that has arguably the most expensive plots – which cannot be justified.

An acre piece of land that touches on the Eldoret-Kapsabet road costs between Ksh10 million to Ksh15 million.


Cheplasgei/Cheptiret

Located along Eldoret-Nakuru highway, pieces of land that are near the tarmac road are valued at around Ksh10 million for an acre.

Land prices in the area among others bordering the ongoing construction of the Eldoret bypass are also liked to rise in the near future.

The 32-kilometre bypass starts at Cheplasgei to Kapseret then ends at Maili Tisa (Leseru).


Elgon View

Elgon View estate is categorized as an area for homeowners and a minimum piece of land you can buy is capped at an acre which goes for Sh15 million – on the lower side.

If you are looking to invest in a plot within the Eldoret CBD, prices would range from Ksh100 million to Ksh150 million for a 50by100 plot with an old structure.
