Which One Is Cheaper, Buying Or Building A House?

 

In Kenya you can own a house in two ways, buying an already built one or constructing yours from the scratch.

With these two options always available on the table for those seeking to own a house, there are these questions that will always creep up – should I buy a house or build my own? Which one is cheaper and convenient between the two?

There might not be a conclusive answer to the two questions because every person will have his/her own circumstances at the time they are looking for a house.

Advantages of building a house in Kenya

Should you opt to build your own house; here are the benefits that come with it;

-   You will be able to pick your own house design or/and size, based on your needs.

-   It is always less energy-consuming. It will require less regular repairs unlike for an already built house that might be several years old.

-   You will have an influence in determining where the house will be constructed.

-   By participating directly in the purchase of building materials, you will probably save a lot, getting discounts that would otherwise have resulted in the pocket of others.

-   By buying your own land and building a house yourself, you have the opportunity to choose the best materials.


However, there are a number of disadvantages involved in building your own house. First, there is a likelihood that it might be expensive to build a house – materials are usually the most expensive part of construction work.

Secondly, you will be required to visit your construction site regularly to check on its progress and ensure everything is being done as per the plan.

And lastly, building a house takes time. If you are looking to move into your own house quickly, then rule out this option – it takes up to a year for a new house to be completed.

So there you have it; the advantages and disadvantages of building a house. But what about if you opt to buy an already build one – an old house in this case?

Advantages:

o  If you’re in a hurry to move into a new house, this is a viable option for you as such deals can be sealed in as fast as a month.

o  It is more unlikely that you can get a piece of land in a prime place i.e. major CBD to build a house. So if your preferred location for the house is an urban centre, buying is an option that will give you that advantage.

o  They say old is gold and that old house on sale could have been build using old stones and materials likely to last longer.

o  You will rarely find a home with so much space like what an old house offers. Such houses will always have things like gardens – which modern ones don’t take into considerations.

There is always nothing in this world that can be 100 per cent perfect. Buying an already existing house also has its disadvantages. Some of them include;

-   You may not be able to find a house that perfectly meets your expectations.

-   If you choose to buy an already built how, you might not be able to decide on its location.

-   You cannot change the entire structure of the house and if you wish to, you will have to incur an extra cost.

-   A ready-to-use home may have been built with materials (substandard) that you would not have approved if you had the option.
