Checklist of Things to Do Before You Start Building a House

There are two or rather three ways in which you can own a house in Kenya: Purchasing an already build one, building your own or, of cos, through inheritance – from parents, or guardians. 

If you intend to own a house by building it from the scratch, this article is ideal for you – read on, assuming you already have a parcel of land that you own. 

Here is a checklist of things you need to do before construction works for that dream house/home starts; 

Do a Title Search for the land you want to build a house on 

Never take anything for granted, especially when it comes to ownership of land. To confirm that the land you want to build a house on belongs to you, you will need to do a search for its title deed.

Budget 

Once confirmed that you are the legitimate owner of the land, you can now do the budgeting of the construction cost. 

Have a breakdown of all the costs and a clear plan about how the project will be financed. This helps in avoiding stalled projects – which end up being expensive. 

Bring together a construction team 

This closely co-relets with the above subject. Having a team of architects, engineers and contractor, as well as suppliers, will play a role in your planning. This is a team that will ensure your projects runs smoothly, letting you know about various regulations when it comes to constructions, get approvals from relevant government agencies and advice on the type of materials best for your house – of cos, depending on your budget. 

One key point you should never miss here is that – have contracts signed between you and your suppliers, contractors, architects and engineers. When signing the contracts, be sure to have your lawyers present.

Prepare Construction site 

You’re now moving to officially starting the real construction work. Prepare the site where you want to construct the house by ensuring it is easily accessible (roads) and also has adequate security for the materials.

Social amenities 

Construction needs a lot of water – make sure it is easily available and near to the construction site. This will save you extra costs. If some of the construction works will need electricity – because of the modern machinery involved – work on getting the area connected to electricity. 

With confirmation that the land is yours, you have a construction team in place (with duly signed contracts), finances are sorted and you have everything ready, you’re now good to go – construction work can start, but always make regular visits to the construction site to see the progress.
