Demand for rental houses within Eldoret town has been on the rise in the past few months. This is as a result of a sharp increase in the Eldoret population.

2019 Kenya Population and Housing Census ranked the Uasin Gishu’s capital as the fastest-growing town in Kenya, with a population of over 475,000 people – making it the fifth most populated urban centre after Nairobi, Mombasa, Nakuru and Ruiru

Munyaka is arguably one of the cheapest estates you can live in. You can get a single room house at a cost ranging between Sh2,500 to Sh3,500 while a bed-sitter costs between Sh3,000-Sh4,000.

For one bedroomed house, you will pay a monthly salary of between Sh5,000 to Sh7,000 depending on the sizes of the rooms.

Kapsoya

Kapsoya is an estate common for middle-income earners. Its proximity to Eldoret town makes rent in this estate a bit high. A one-bedroom house costs between Sh8,000 to Sh12,000 while a two bedroomed house goes for a monthly rent of between Sh15,000 to Sh18,000.

Bedsitters are rarely found in this estate, though you can find them in mushrooming residentials around the estate at costs between Sh4,000 to Sh4,500.

West Indies

This is an estate that was originally occupied by the Indians leading to it being named West Indies. The estate is commonly preferred by upper-middle-class earners with rent going for between Sh18,000 to Sh25,000 for two-bedroom houses and Sh10,000 to Sh16,000 for a one-bedroom.

The estate is just 5 minutes walk from Eldoret CBD.

Mwanzo

Despite being located a distance from the Eldoret CBD, availability of its own public transport and good roads makes Mwanzo estate easily accessible.

Rent in this vibrant estate is between Sh8,500 to Sh10,000 for a two bedroomed house and Sh6,500 to Sh8,000 for a one-bedroom.

Apart from the residential houses, the estate also has a high number of guesthouses that provide accommodation for travellers, given its proximity to the Uganda road that is used by long-distance truck drivers.

Langas

This is the most populated estate in Eldoret town that houses both the middle-class and low-income earners.

A majority of the estate is occupied by informal settlements making it arguably the most affordable estate to live in.

Houses can be found for as low as Sh2,000 in the informal settlements and between Sh4,000 to Sh6,000 for bedsitters.

One bedroomed houses are available for a rent of between Sh6,000 to Sh8,000 for those located near the Eldoret-Kapsabet road. Langas estate has reliable public transport.

Pioneer

Just a walking distance from the Eldoret CBD, Pioneer has turned out to be a popular estate due to its proximity to town.

Rent varies from Sh6,000 to Sh12,000 for a one-bedroom and Sh10,000 to Sh18,000 for two-bedroomed houses. There are a number of upcoming residential buildings in the estate and more space available for potential investors.

Action

High demand for rental houses that were brought by an influx of tertiary institutions in Eldoret town played a key role in the growth of this estate. 

The estate is popular among college and university students and rent for a one-bedroom house average at Sh6,000 and Sh12,000 for two-bedroomed house.

Kimumu

Located along Eldoret-Iten road, Kimumu is another popular estate in Eldoret, home to both middle-class and upper-middle class locals.


Apart from being a favourite estate for students – being located near the University of Eldoret, Kimumu also has a number of the working class population.

Rent in the area depends on the size of a house and it ranges from Sh6,000 to Sh10,000 for a one-bedroom house and Sh10,000 t Sh18,000 for a two-bedroom.
