5 Things to Consider Before Buying Land for Agriculture Purposes in Uasin Gishu

Uasin Gishu is one of the counties in the northern part of Rift Valley in Kenya known its fertile land used in agricultural activities.

Common crops that farmers in the county grow are maize and wheat, though there has been a systematic shift to high-value crops like coffee, macadamia, avocado, tissue bananas among others.

If you are planning to buy land in any part of Uasin Gishu for agricultural purposes, here are some of the key things to consider before finalizing that deal.

Remember, we at Baoriat Agencies are here to help you go through all the processes to acquire that land that you wish to invest in. Feel free to get in touch with us as we walk together on this journey.

Size of land you need

This is the very first thing that should come to your mind once you have thought of purchasing agricultural land. Knowing the size of land that you need will enable you to plan well financially as the larger the land you are buying, the higher the amount of money you will need.

What farming practice do you intend to use with the land?

The kind of farming activity that you intend to use will determine the size of land that you need or the other way round. For example, if you want to plant onions in greenhouses, you won’t need a huge land as when you plan to like be a wheat farmer or large scale maize farmer.

The thought of the size of land and the kind of farming practice you want to use on the land you are planning to buy should always go hand-in-hand.

Finances available

Owning land will definitely require that you have some good cash. Make up your mind on how you will pay for the land. Is it cash from your savings or a loan from a financial institution?

If you acquire the land on loan, be sure to plan well on how it will be repaid, preferably by the investment that you are putting in on the land.

Location

The locality of the land has a number of implications both on productivity and the cost of the land. Land located in rural areas is far cheaper than the one near an urban area.

Before sealing that deal; be sure you know how well the road infrastructure in the area is (especially when your product is projected to be marketed. It should be accessible to the market for lesser cost and convenience), identify the type and quality of soil, fertility, and organic matter content and also be sure the area you are purchasing land has other farms that grow similar crops.

Other key considerations when it comes to the location of the land include:

·         - Choose land with drainage because plants need well-drained soil.

·         - Consider biotic factors, pest, and diseases. Prefer farmland that is adjacent to forested areas, but avoid areas with severe pest and disease history.

·        -  Look for an area that’s not frequented by flood because these can lead to total loss and failure of your investments.

Does the land have a valid title deed?

In the current world where we have fraudsters all over, the sure to find out if the land you are about to purchase has a genuine title deed. These can be ascertained by doing a search on the land with the Lands offices and counterchecking with details on the deed the seller has provided.

Land search costs an average of Sh1,000 per search.

Before jumping into a big purchase, you must be able to answer all the necessary questions and we at Baoriat Agencies are also here to help you through all these processes.
