MAJOR FACTORS TO CONSIDER IN SELECTION OF A BUILDING SITE.

 construction site

Basically, Site selection is the process of examining multiple options and assessing their relative merits and demerits. It comes immediately after the completion of assessment. Natural defects of a site will involve considerable expenditure on construction and maintenance of the building. Therefore, the following factors should be considered while selecting a building site for your house:

Type of ground soil

Soil type is a core factor of holding the foundation of a house. Knowing the soil type and its ability to hold the foundation of a house is very important. Compact soil is ideal for a building site. In general, for most satisfactory constructions, the site should have rock, sand or dense soil below 60cm to 120cm layer of light soil or even black cotton soil.

The ground soil should be good enough to provide economical foundations for the intended building without causing any problems. Moist and loose soil is not suitable for holding a building foundation.

Topography of a building site.

According to architecture, Topography refers to the arrangement of physical and artificial features of a place. It's therefore advisable for the Architects to use Topographic maps so as to familiarise them with the area's land structure.
Moreover, Topography also gives one ability to see and study the appearance of the place and enables you to come up with a better house design.

Other advantages of Topography include:
  • Reduces amount of site work.
  • Minimizes sediment run-off.
  • Results to more unique-looking home by following the natural form of the land.
  • Maintains the original form of natural biodiversity.
Accessibility.

In terms of accessibility, the building site should be in locality where numerous facilities are present. For instance; shopping facilities, public amenities like schools, hospitals, recreational services, means of transport (good road network), Utility services like water supply, electricity and drainage system. Community services like police and fire protection , clearing of waste and street cleaning is also another accessibility factor.

The Surrounding.

Choice of environment is another crucial factor to consider when looking for the most suitable site for construction of your house.  For instance, areas that are heavily forested should be considered. You can choose to cut down the trees in order to  create space for construction.

In addition, other environmental factors to put into consideration are mountains or hills that will block sunlight from getting into your house. Such are some of the changes a building site should undergo before making it best for construction.

In summation, it is therefore important to cite that building site selection  plays a big role in bearing on planning and designing of a building (house). How Women Can Protect Their Property Rights After Marriage

They say property has no gender, but history shows a different reality, where property ownership has favoured men. This inequality is still evident, especially when it comes to inheritance after the death of a spouse.  Even though Kenya’s 2010 Constitution guarantees equal rights for men and women, many women still struggle to secure their rights to property. So, how can women make sure their rights are respected after marriage? Baoriat Agencies explains six key ways to ensure fair property distribution in case of death or separation. 1. Registering Jointly Owned Property  When a couple buys property together, it’s important to register it under both names. This guarantees that the other automatically inherits the property if one partner dies. Make sure both names are clearly listed on the title deed as co-owners. 2.
