Annex
Annex is one of the fastest-growing estates in Eldoret municipality. It was the establishment of Moi University’s School of Law that spurred the growth of and investment in Annex estate. Many of the households residing in Annex own their own homes. Others are law students and middle-class residents of Eldoret town. Annex is a quiet and serene environment in which you can raise a family. Many of the residents are members of the Moi University Pension Scheme.
Outspan
Outspan is a robust location around 10 km away from
Eldoret’s CBD and along the Eldoret/Nakuru highway. Outspan is marked by the
famous hotel Royalton and the office of Kesses Member of Parliament Swarrup
Mishra.
Outspan is still growing and has larger pieces of land
suitable for farming. A pyrethrum nursery has been established in Kesses.
Kapseret
Just 10km to the South-West of Eldoret town, Kapseret is a
fast-growing estate that has seen fast growth recently because of the Eldoret by-pass interchange that is under construction. Kapseret is a site of many
quarries that supply hardcore for road construction within Eldoret town.
Land prices have shot up in Kapseret because of its
location closer to Eldoret International Airport. Many investors want to set up
hotel and cargo businesses.
Racecourse
Racecourse, 7 km along the Eldoret Kapsabet road, is home to
Racecourse Hospital and Red Cross Eldoret branch.
Racecourse is quiet and secure and close to town, making it
an ideal place for raising a family. Street lights and graded roads make it
easy for residents to move around Racecourse.
Langas
Langas is a popular estate within the municipality of
Eldoret. Thousands of residents of Eldoret live in Langas, which is the most
populous estate in Eldoret only rivaled by Road Block or Roady.
Langas is close to town as well as a cheap place to live which
makes it ideal for students from the nearby Eldoret polytechnic and Catholic
University.
Pioneer
Pioneer is a middle-class estate located only minutes away
from Eldoret’s Central Business District. Middle-class workers and business
owners in Eldoret town live in Pioneer estate. Apartments are increasingly
coming up in Pioneer, and it closely resembles Jamhuri estate in Nairobi.
Rivatex Textile company and Pyramid Packaging company are
located in Pioneer which makes it an ideal place to invest for rental income. A
supermarket or grocery business would also do well here.
Kipkaren
Kipkaren is a hidden gem in Eldoret. Affordable rentals and
closeness to the CBD make Kipkaren an ideal place to live. The major challenge
is poor road infrastructure which will be addressed in the near future.
Kipkaren is experiencing slow but steady growth, and
Kipkaren residents can access West Indies and Langas estates without going
through town and encountering rush hour traffic.

These are good descriptions but the details about who exactly occupies which estates, especially that members of Moi University pension scheme in Annex exposes these people. Criminals can easily identify their victims from your "innocent" descriptions for marketing!!
